Comfort heater service on York and rheem split systems. Fau located in two outside closets. Replaced filters in return grilles. Checked all heater and safety components. Blew out electrical compartment and flushed condensation lines. Found rheem systems blower capacitor outside it’s range, replaced and tested.

Comfort heater service on 2019 Trane heat pumps. Fau located outside closet by condensers. Replaced filters on lower wall returns. Checked all heater and safety components.

Performed heating maintenance on (3) 2016 Carrier 90% split furnaces, 2 in main home closet attic, upflow in outside closet for casita. Changed (5) ceiling filters. Cleared condensation drains, made sure condensing furnaces are primed, tested heating after clearing drains. Heating sequence of operations was performed properly. Cleaned out dust and debris from inside and outside furnaces . Zero carbon monoxide detected. ECM blower motors. Checked amps, volts, gas pressures, heat rise, safeties, limits, pressure switches . Nest thermostats working properly. Cleaned off slightly blocked outside drain cap for proper clearance. Both evaporator coils in attic have water pans. Upflow for casita in outside closet has float switch. Recommended adding 2 water overflow float switches for both main home attic units. Also recommending adding a jones valve for where drains connect for even better clearance of condensation drains during maintenance visits, as well as allow better force , preventing

Performed heating maintenance on (2) 2011 American Standard upflow 80% gas furnaces in separate outside closets on left and right side of home. Honeywell 6000 thermostats working properly. Cleaned out mechanical closets. Cleaned out burner compartments and furnace components. Cleared condensation drains. Changed 20x25 filter by pool area closet and cleaned washable filter for other. Heating sequence of operations was performed properly. Zero carbon monoxide detected. I cm blower amps, volts, inducer amps, heat rise, safeties and limits all to specifications.

Performed heating maintenance on (4) 2022 American Standard platinum split heat pumps with FAUs in main closet attic , 15+ Bryant gas furnace in outside closet , and straight cool air handler in garage. Changed 20x30, (2) 16x30, (3) 14x14, and (2) 20x20 ceiling filters, and changed customer supplied Aprilaire filter for garage upflow air handler. Checked thermostats and 1050s , all working properly, no alerts, history is good. Cleared condensation drains from jones valves in attic and outside closet. Cleaned off platforms, closet, and inside FAUs. All systems are heating properly. Checked temp rise, heat rise, amps, volts, safeties, limits, volts, amps, pov configuration.

Removed excess thermostat wire from previous system. Electricians have ran a new wire here no need for existing wire.

Performed a heating maintenance on a 2020 split system heat pump located inside washer and dryer closet. Check sequence of operation by checking out all electrical and temperature rise. At this time system is heating up the house properly finish maintenance by changing out filter checked out water pump and cleaned all electrical components from dust.

Unit SN:****** MFG1F. Living room unit. Upon arrival, client inform me that living room unit seemed like it was blowing out hot air rather than cold. With further investigation found condenser display pressure switch error code. Tested pressure switches. All pressure switches were closed, but system was still on lockout., reboot it the whole system and then found that system was slightly low on refrigerant Recommended and added 3 pounds of R410A Equipment is now cooling properly and to specifications

Upon arrival found a dimmer in the kitchen area was causing the lights to flicker replaced dimmer and all was fine

Ran 20 ft of tstat wire from AC unit outside to the FAU inside the garage.

Verified furnace safety’s operational. Equipment is heating properly at this time. Furnaces located in 2 separate attics, need extension ladder for kitchen and living area attic access.

Upon arrival, found that a single switch would not turn on the lights in the office, a total of six after taking three switches apart and taking apart one can light Had to troubleshoot to fix the problem

Checked and cleaned air filter. Reset maintenance interval on control panel. Generator is ready to run in the event of an outage.
