PTU on 2024 American Standard rooftop package heat pump unit. System did not have return filter grill or filter at unit put in temporary 12 x 20 filter at return non-filter grill. Return filter size is 14 x 14 was sent over estimate for return filter grill. Cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked capacitors, verified refrigerant levels and took temperature splits and cycled equipment. Cleared condensation line and washed condensing coil. Thermostat checked out OK. System is within manufacturers specifications and cooling and operating properly at this time of service. Also informed client of annual comfort plans. Client declined at this time, will send over estimates for a comfort plan as well.

Updated estimates for Platinum heat pump and relocate off roof.

Performed annual cooling maintenance on 4 split systems. Changed filters, cleared condensation lines. Cycled systems into cooling, checked capacitors, LRA, rla and Fla. checked refrigerant pressures. Washed condenser coils. Equipment is cooling properly at this time.

Upon arrival client stated master bedroom systems thermostat has error code. Found 126 error code communication to air cleaner. Air cleaner doesn’t need to communicate. Removed from communication and air cleaner still working. Reset service reminder on east bedroom thermostat. Took pictures of all auid numbers.

Garage ductless unit Upon arrival, client informed me that ductless unit was not cooling and that maintenance tech also confirmed that unit was not cooling while performing maintenance Set system too cool followed, cooling sequence of operation. Indoor blower was working. Compressor was not cycling on. Restarted equipment check refrigerant, and found that system was low on charge, added a pound of R410A and system started cooling Followed refrigerant lines from condenser, including service port all the way to connections at indoor head, found a little oil at one of the contact points re-tightened and bubble tested all fittings Informed client will keep an eye on it if system stops cooling to call us back. Garage unit is now cooling properly and within limits

2012/ 3.5 Performed a semi annual cooling service on Bryant rooftop package unit. Cycle equipment followed, cooling sequence of operation checked refrigerant/temperature checked capacitor, fan motor, compressor, amps and voltage. Cleared condensation line. Secured and clean electrical connections at unit and fuse box. Thermostat checked out OK. Rinsed condenser coil. Cooling equipment checked out operational at this visit. Spoke with client about replacing condensation line with copper pipe Also showed him a picture of his evaporator coil/it’s not restricted but can use a good cleaning, we have office follow up in the morning to perform recommended repairs. Client had just replaced his filter/ filter size 14x34.

I Performed Maintenance on the Cooling System. Also cleaned a washable filter and flushed the condensate drain. The system is a 2014 model located in the hallway closet and outside on the ground. I advised client that the prior tech from the spring visit last year noted that the TXV should be replaced. Client advised that system cooled fine for her last year and at this time system is cooling. Advised client that if system stops cooling then more tan likely the valve would need to be replaced. I found that hard start kit tested no good. I installed new hard start kit and tested the system. The system checked out operational at the time of the service.

E fixed the leak and pressurized the lineset and there was no leak, we charged the system up to factory charge and made sure system was working and cooling.

Executed a cooling maintenance on two split systems and courtesy maintenance on garage mini split. Replaced filters, cleared condensate drain line and washed down condenser coils. Client stated mini split was blowing out warm air. 37 psi from vapor line during cooling mode and liquid line was frosting. Running and starting amperage measured within manufacturer specifications on all motors. No alerts or notifications on CDA. Client added second system to club membership – paid via C. C. System is operating and cooling properly at time of service
