Executed a heating maintenance on two split systems (technician notes). Cycled both systems in heating. Temperature rise 20°. Static pressure/blower motor amp draw measured and documented at 100% demand. Repaired and re-glued failed insulation inside of TRANE air handler. Replaced dual run capacitor on outdoor unit #9368 due to previous arcing. Client paid via C. C. Both systems are heating the home at the time of maintenance.

Furnace Repair Service: A homeowner called about their furnace’s pilot light frequently going out. My examination revealed a defective thermocouple that wasn’t properly detecting the flame. I replaced the thermocouple and adjusted the gas flow settings. The pilot light now remains stable, ensuring safe and reliable furnace operation during cold weather.

Heating System Tune-up: Conducted a seasonal maintenance service for the client’s blower motor, cleaning and lubricating all moving parts. This maintenance improves efficiency, reduces wear, and ensures reliable heating as colder weather approaches.

Indoor Air Purification Installation: In response to the client’s concerns about allergens, I installed a UV light system within their HVAC unit. This addition effectively eliminates bacteria and mold in the air, promoting a cleaner and healthier indoor environment. The client noticed improved air quality and reduced allergy symptoms shortly after installation.

Electrical Safety Inspection: During an electrical safety inspection, I ensured the home’s wiring, outlets, and systems met the highest standards, safeguarding the homeowner against potential hazards.

AC Repair Service: Replacing a malfunctioning condenser fan in an AC system, I improved heat dissipation and overall cooling efficiency for the homeowner.

Upon arrival client stated system blowing ambient air. Found outdoor compressor not running due to a failed dual run capacitor. Replaced capacitor and tested.

AC Installation: I installed an Amana central air conditioner, providing reliable and efficient climate control throughout the home.

Upon arrival client stated system had iced up and he turned it off. Cycled system and checked charge. Found suction line at 32 degrees. Checked all registers to make sure they were open. Opened evaporator coil and found coils completely plugged, see picture. Sprayed no rinse coil cleared. Systems suction line at 40 degrees now. System is 1994 Coleman downflow with 2011 r22 Goodman condenser. System is in rough shape and should be replaced. Highly recommend free replacement estimate. Comfort ac service on 2020 split system for other house. Fau located inside laundry room. Replaced 14x24 filter in floor return. Checked all ac components and refrigerant levels. Blew out electrical compartment and flushed condensation line. Washed condenser coils. Found dual run capacitor rated 35/5 reading 33/3.3 and needs to be replaced. Client to replace. Upon arrival client system fau leaking water. Found water in return. Advised client on charge to suck water out, client to do it himself.

Summertime AC Maintenance: Cleaned the condenser unit, inspected the capacitor, and checked the thermostat calibration for efficient AC operation.

AC Installation Services: Installed an Amana central air conditioner for efficient and reliable climate control.

While on site and preforming repairs on equipment found that patio is unsafe/ unstable, plywood is rotted and we can’t walk on, it package until has a corner that’s going through the ceiling (patio) Unsafe for technicians

Upon arrival, client turn system onto cool but only blower motor and compressor would operate. With further inspection I discovered system had a faulty capacitor. Installed new capacitor and test system. Also check refrigerant levels. System is now operating properly. Also signed client Aunt on annual comfort plan

2001 / 5 ton Upon arrival tenant informed me there was no air coming out from supply registers. With further investigation found iced up evaporator coil. Tried contacting Robin, but got no response De-iced Evaporator coil, found coil restricted/dirty, chemical clean coil Verified air flow through coil. System is now cooling/ courtesy rinsed condenser coil. System in poor condition 23 years old, blower motor already off balance and starting to rub against housing. High compressor amps Recommend replacing equipment. System R22 and obsolete.

Electrical inspection. No problems found.

Changed oil oil filter and spark plugs. Check air filter. Found oil to be overfilled. Reset maintenance schedule. Recommend oil change every two hours of running. Oil capacity 1.5 quart.

Went to perform a cooling maintenance spoke to the tenant. tenant stated that he does not need a maintenance check up as he does not use the main system for house. He uses a mini split and it is perfectly OK with that called robin to let her know what tenant said. She understands did not check anything at all.

Connected neutral wire for backfeed power at generator. Recall. No charge.

Emergency AC Repairs: A customer reported their air conditioning unit had stopped working during a heatwave. Upon inspection, we identified a malfunctioning compressor. Swift replacement of the compressor, coupled with a thorough system check, restored the AC's efficiency, providing a cool and comfortable home. We also discussed the importance of regular AC maintenance to prevent future breakdowns.

Installed transfer switch controller.

Diagnostic issue with generator found faulty transfer switch control module. Also found improper wire size used for installation number six to a 200 amp panel. Found bad breaker at RV area replaced.

Drop book, went over thermostat. Collect check.
