Performed ac cooling maintenance on 2017 Carrier condenser with Rheem gas furnace in hallway attic. Cleared condensation drain from attic drain, can do it from ladder, and replaced 20x30 ceiling filter next to access. Cleaned out electrical compartment. Radio (brand name) thermostat working properly. I asked if he likes thermostat and is used to it, as I’ve never seen one and it’s very different . Checked start and run capacitors. Checked condenser fan motor amps, checked compressor amps. Wiring tight and secure. Checked high & low voltages. Rinsed down condenser coil. Checked refrigerant charge/temperature split split (22°). System is cooling properly at time of maintenance.

Replaced compressor for living room unit #SAHF. Floated nitrogen, brazed and pulled deep vacuum. Did standing vacuum test. Added factory charge 13 lbs 2oz. Tests system after. Compressor amps and volts to specs. Refrigerant numbers to manufacture specs. No alerts at CDA or 1050 thermostat. Charged at 100% demand, system reached indoor setpoint of. 81° as it was set to on arrival. Locked up front door and closed all gates, called Evan his friend who gives access to update that all work is done and locked up home.

Performed AC cooling maintenance on 2015 Lennox 5-ton XC25 split system. Replaced 20x30 and 14x14 ceiling filters. Cleaned out condenser electrical/inverter board compartment. Made sure all wiring and electrical connections are tight and secure, no damage. Lennox iComfort thermostat working properly. Rinsed down the condenser coil. Checked refrigerant charges/temperature split (20°). Checked condenser fan motor amps, and compressor amps. System is cooling properly at time of maintenance. Due to the advanced inverter equipment of the system I recommended having surge protection for either the whole home (anything on main service panel) or surge protection just for the indoor and outdoor units for the air conditioning/ heating system. Attached are quotes for both options.

Performed AC cooling maintenance on (2). American Standard Platinum split systems (2017- furnace & 2018 - heat pump). Homeowner just changed 14x20 lower wall filter by garage entry. Replaced 20x25 ceiling filter by bedroom hallway 1050. Checked 1050 thermostats for alerts, history, and reminders, all good and controlling systems properly. Cleared condensation drains. Cleaned out drive compartments. Rinsed down the condenser coils. Made sure all wiring and connections are tight and secure. Checked condenser fan motor and compressor/total system amps. Checked voltages, comm and high/low. Checked refrigerant charges and temperature splits (21°). Surge protection connected to panel, led lights indicate proper operation. Performed Ac cooling maintenance on 2016 American Standard 3-ton silver split system and 2023 American Standard 4-ton silver split systems. Inspected 5” media filters in attic. Both clean and still good , from 11/25. Cleared condensation drains while in attic. Cleaned out condenser electrical compartments. Made sure all wiring connections are tight. Turned systems on from working Emerson and Honeywell 6000 thermostats. Rinsed down condenser coils. Checked condenser fan motor amps, and compressor amps. Checked start and run capacitors, both within range. Checked voltages. Checked refrigerant numbers, line temps, temperature splits. Systems are cooling properly at time of maintenance. Homeowner says condenser keeps running after furnace and blower stop. I tested a few times and caught it. It’s intermittent and blower wheel just barely move back and forth then stops. Used ECM tester and confirmed blower motor is working 3x no issue. Bad circuit board with intermittent issue. Informed homeowner it is 2006 and well past life expectancy or any warranties. He would like a quote and can go from there. System is cooling just intermittent where he has to turn off condenser.

Spoke with homeowner about noise issue and let us know if it starts happening more frequently so we can properly diagnose it otherwise we could be replacing board and motors that aren’t the issue. Homeowner said they’re leaving next Wednesday(7/1) for 3 weeks . I informed homeowner I will get with the office to schedule me out at least a day before then to check some possible causes.

Homeowner stated they keep hearing a loud pop/bang sound when ac runs since April. I cycled system on cooling and heard the bang with homeowner. It’s the sound of the filter hitting the grille when fan turns on and same when it turns off. Found filter bypassed the screws holding filter in place. Made sure screws were in securely and filter was held in place with no movement, tested with system running in cool mode and no more noise. Filter stays in place now.

Found condensation pump for living room in attic access close to condensers per notes. Checked both attics to confirm. Heard motor running when I got into attic. Poured in water to test pump 3x and it drained it out each time no issue or leaks. Maybe it got stuck or something during maintenance but did not see any issue with pump working.

Homeowner stated he heard the noise return again but not as loud/ intense as before. Per previous notes they tried to record it but the phone doesn’t pick up the sound well, but it’s basically the sound of the blower motor ramping up past design max airflow (1400cfm). Or master bedroom damper closing. Dampers and zone panel respond properly for each zone called. CFM caps out at 1400cfm with only master bedroom zone calling. I opened up air handler panels and made sure no debris inside blower compartment. Made sure the insulation on paneling wasn’t falling or being pulled into motor. Tested system at max airflow under the exact conditions and settings as when the noise happens. I did not hear it ramp up past its rating or any issue with dampers. Bedroom reached temp of 74° from 78°. As it’s cooler at night system must be cycling off once setpoint is reached. Notes.

Found dual run capacitor for bedroom unit #6895 was very weak. Recommended and replaced run capacitor (55/5uF). Systems are cooling properly at time of maintenance.

Upon arrival found Honeywell T6 thermostat set for 78 and reading 78°. Homeowner stated it ran all night and didn’t do that before with same temps. Checked outdoor unit and at attic with air scrubber. I did find a good amount of air leakage around air scrubber. I tightened up til could not feel any. System is cooling properly.
