Performed heating maintenance on 2007 American Standard split system heat pump. Replaced 20x30 ceiling filter in hallway. Hallway Honeywell 6000 thermostat working properly. Cleared condensation drain at garage air handler. Heat rise 32°. Checked ECM blower motor amps and fau voltages. Cleaned off debris on wiring and terminal block and molex plugs. Inspected blower wheel and evaporator coil for cleanliness. Found both blower wheel and evaporator coil dirty. This can cause airflow issues like causing the coil to freeze and ice up. Also causes blower motor to work harder and as an ECM motor, its amps will go up, shortening its lifespan over time. Due to age of system and the fact it uses r22 refrigerant I recommend full system replacement to prevent major breakdowns, expensive operation costs. If homeowner wants to just keep system running til it completely fails, I highly recommend having the blower wheel and evaporator coil cleaned. This will help system from issues that can cause a 1

Performed cooling maintenance on (2) 2017 American Standard split systems (one side discharge). Replaced (2) ceiling filters. Cleared condensation drains by condensers. Cleaned out electrical compartments. Cleaned condenser coils. Venstar thermostats working properly. Checked amps, volts, capacitors, refrigerant charge/temperature splits. Cleaned filters and condenser coils for garage ductless unit, ductless cooling properly. Found 45/5uF dual run capacitor for unit #2T5F was weak. Recommended replacement to prevent breakdown, these are the most common failures in our industry and even more common in our climate with 100°F+ temperatures. Also found starting amps for the compressor for unit #2T5F were above its max rated start amps (LRA). Recommended adding a hard start kit for this unit to help prolong the life of the compressor motor, and prevent it from ever locking up. Homeowners to advise.

2016/5-ton Trane split system 2011/3-ton RUUD split system 2012/2-tin RUUD split system. Performed one time precision tune up on all 3 in cooling/AC mode. Cleaned washable filters and replaced 16x25 filter. Cleared drain lines. Cleaned out condenser electrical compartments. Washed down condenser coils. Checked refrigerant charges, amps, volts, and capacitors. For system serving main area #7351 - 3-ton 2011 RUUD. I found system was very low on r410a refrigerant. Informed homeowner of findings and that system has a refrigerant leak and will keep losing refrigerant until leaking coil is replaced or repaired (rare, and not recommended on older coils). I recommended replacement and having Barry Hyde (owner) to reach out and go over system replacement. I advised against adding refry as it could leak out in as quickly as a day or a few, we don’t know the extent of leak. Spoke with homeowner and sent quote for gas valve adjustments and fan speed checks to make sure both are heating properly (not too hot, and not too cool). He confirmed he’s okay with the quote. I informed Mr.Myers I’d related to the work and adjustments I made then there would be no charge and will be a no charge recall, but If they just want it adjusted it closer to their satisfaction, or issue with gas valves or fan speeds then will charge and can determine if there is any issue with furnaces or if homeowners just need it adjusted it more to their liking after having it for a month at current settings.

Homeowner called residio, they informed her to check the white Honeywell box (white gateway, formerly black colored). I checked app and only one thermostat tied to La Quinta Home Location. Went to installer settings on bedroom Honeywell 8000 and to wireless manager. The add device, clicked add on gateway and it connected with master bedroom thermostat right away, didn’t have to move thermostat close to gateway, approximately 30 feet away. After adding it, tested on homeowner phone app. Thermostat now showing on her app. (Showing 2 thermostats for location - living room, and master bedroom). Changed modes and temperatures from homeowner phone app and thermostat responded properly. Apologized for inconvenience and thanked for their patience and to reach out if any issues.

Replaced (2) Honeywell 6000 (first generation) thermostats with (2) Honeywell N200 thermostats. Configured to system specs. Setup thermostats to homeowner preference : changeover switched from Manual to Auto. Went over thermostat operation with homeowners, left homeowner guide pamphlets with them. Setup right now for heat at 70° and cooling for 75°. Went over how to change temperatures for each mode, make sure your mode you want to adjust is blinking, then click save after any temperature or mode changes. 2- year warranty,

Performed heating maintenance on 1 unit, replaced 20x20 filter at rooftop package unit. Checked all heating, electrical , and safety components and all are working properly for unit #2064. After tenant let me know he only felt air in half the building and asked about second thermostat area if functions, I presumed it was for old swamp etc, it wasn’t turning on anything. Checked history and found second unit (2000 Trane #YK1H) was provisional serviced by us. Replaced filter on roof. Cleaned out electrical compartment. Checked all heating and electrical components and all were working properly. System only worked due to bypassing thermostat. Indoor thermostat (Honeywell home/ thermostat on right of picture) attached quote for basic thermostat.

Performed full deep clean of ductless indoor unit. Took apart all panels and cleaned them. Removed blower wheel and cleaned. Cleaned evaporator with evaporator coil cleaner. Cleared our drain line with water and soap, drains a lot faster now. Put all cleaned components back together and tested. Courtesy washed condenser coil. 2021 York ultra low NOx gas furnace had flash for hard lockout. After rebooting system has ran each time (5x) through full sequence of operations. System has pressure transducer similar to other models and manufacturers. Made sure tubing was unobstructed and all safeties and limits and pressure transducer plugs were in secure. If issue happens again would order pressure transducer.

Connects Honeywell 8000 thermostat to wifi, 2/19 - Installed and connected Gateway to Honeywell VisionPro 8000 thermostat. Had to reconnect thermostat to homeowner’s mytotalconnectcomfort.com account. Then added Gateway to homeowners app/account and tested from app. Homeowners Honeywell app, Gateway, and Honeywell 8000 are all working together properly. 2-year warranty for Hyde’s Comfort Club Members.

Performed heating maintenance on 2015 American Standard and 2015 York gas furnaces in kitchen attic access (can use 8ft for maintenance, preferable to use a 10 foot ladder , especially for repairs). Honeywell 824 and 6000 thermostats working properly. Cleared condensation drains. Garage York is unit on the right next to door to home, second one is not used but to circulate garage air. Cleaned out burners , checked capacitors , checked sequence of operations . Zero carbon monoxide detected. Systems are heating safely and properly at time of maintenance.

Homeowner stated at one point furnace was short cycling . He shut it off because it would only run for a few minutes. Them today he tried and it ran for full 30 minutes, reaches temp and no issue. I tested at Honeywell 3000 thermostat and heating sequence of operations was performed 3x no issue. Checked all possible intermittent components, gas valve worked every time. Flame sensor signal good at 2.5uA, for up to 2.7uA. Temps were good, no limits going off. No faults or led fault displays or history. Recommended Hyde’s maintenance plan as he would like his air conditioner checked before summer. Gave brochure and he wants to look it over. I informed him today is a trip charge to get me out here, and 15-30 minute diagnostic to see why system isn’t working. If ac is not working we can schedule demand call . If he wants it just checked out completely , filters changed, drain lines cleared, outdoor condenser cleaned and all Hyde’s other great benefits to go with our comfort club maintenanc

Performed heating maintenance on 2025 American Standard. 4-ton Gold 17 SEER split pov heat pump. Replaced ceiling filters. Ecobee thermostat working properly, made sure it was back on cooling at 75° setpoint per homeowner friend. Cleared condensation drain. Replaced circuit board for upflow American standard 2010 Gold furnace. Serial #CR1G. Covered under warranty. Per previous tech notes (2/9/26). After installation I tested and condenser came on but ECM blower motor didn’t. 24v at G terminal. Tested with ECM tester and motor not running. Bad blower motor. Red fault led and status led come on during initialization but then turn off and never come on to indicate any issue. Tested in cooling, compressor coms on, led screen keeps restarting. Universal motor not working with 2010 model. Ordered from Francisco at Howard. Bringing motor from factory. Howard industries call me back today with eta.

Worked with Taylor, deep cleaned evaporator coil, blower wheel. Pressure tested, floated with nitrogen, brazed and tested after. Uv light in center of coil. Reme halo in plenum above. All proper wiring snd transformers. Refrigerant charge and temperature split are to specs.

All wiring is tight and secure. Proper amps and voltages. Cleaned out dust from electrical compartment. Tested system in heat from S200 thermostat, responding and operating system properly. Homeowner still having issue using the WiFi capabilities for thermostat and residio app. He called provided number and was informed issue is not on their side. Homeowner not able to book summer maintenance yet and will reach out to Hyde’s when available. He asked me to get with management about getting credited for S200 thermostat so he can purchase a thermostat on his own. I will relay message to my supervisor.
