Performed AC cooling maintenance on 2021 Goodman split system. Condenser on roof. Honeywell T6 thermostat working properly. Cleared condensation drain, termination point on left side of home. Changed 20x36 and 12x12 ceiling filters. Cleaned condenser coil. Checked amps, volts, start and run capacitors, refrigerant charge and temperature split (22°). Surge protection light on. Float switch in attic working. System is cooling properly at time of maintenance.

Performed AC cooling maintenance on 2013 Lennox 5-ton split system with 2 zones. Replaced 20x25 filter with garage furnace filter rack. Cleared condensation drain, float switch working. Cleaned out condenser electrical compartment. Cleaned condenser coil. Checked start and run amps, voltages, start and run capacitors, refrigerant charges/temperature split (22°). Surge protection LED is on. Both zones working. Nest original and nest snow/mirror thermostats working properly. Homeowner stated his wife had issue turning on ac from the bedroom mirror nest and had to turn on with phone app. I turned on equipment from that thermostat only to test and system came on, I did drop it 5° to stay on during maintenance testing. I informed them the temperature is accurate and I don’t see any issues with thermostat. Nest thermostats seem to have more issues than other smart thermostats, but I didn’t see any issues. Collected renewal for Hyde’s comfort club maintenance plan. I did find a register in entry area by dining room, and living room , completely blocked behind register with painters paper. Homeowner says it must’ve been there for 17 years. Removed register and removed paper blockage. Put register back.

Performed AC cooling maintenance on (3) American Standard split systems and York split system micro channel for casita. Thermostats all working properly. Replaced all filters. Cleared drains. Cleaned condenser coils. Cleaned our electrical compartments for condensers. Checked start and run amps, voltages, start and run capacitors, refrigerant charges and temperature splits. All systems are cooling properly at time of maintenance. I did find one capacitor for the 2011 unit #BH2F, was original to system and well past life expectancy of the most common component to fail from age and heat. Recommended replacing that capacitor so all systems have newer capacitors for peace of mind it won’t breakdown. Also with. 4 systems in home as well as lots of other nice electronics , I recommended having Whole Home Surge Protector installed. This will protect all indoor and outdoor units for their ac and heating. As well as everything electrical in the home ties to the service panel.

Upon arrival, Ecobee thermostat was off. Tenant stated just warm air was blowing, indoor temp got to 85° at night. I turned system on, blower motor came on but not condenser. I checked at condenser and it was receiving a 24v call from circuit board. Followed were wiring went and voltage ends and found high pressure switch with button. Disconnected power, removed top of condenser , reset high pressure switch and reapplied high voltage power. Condenser came on. Checked pressure and was at 210psig, high side unit is 300psig. Checked condenser fan motor amps and they were 1.43 and motor rating is 1.7. I informed tenant that ac is working now. Only 3 ways the high pressure switch can open: 1.Condenser fan stops running with compressor running, 2.System is overcharged (has more refrigerant than it can hold properly when outdoor temps are high, 3.Faulty/sensitive high pressure switch. System is not overcharged. I do not recommend replacing outdoor fan just to be safe, and won’t be able to rep

Found 2006 Lennox heat pump for casita had failed/weak dual run capacitor, reading 10uF and rated for 40uF. Replaced and tested. All loads operational and system has a 22° temperature split. Due to age of system, informed homeowners of 10-15 year life expectancy, and type of refrigerant (r22) which was phased out of production in 2020, that system will need replacing soon, and preferably before a major breakdown as they can be without air for a week or more. Recommended Hyde’s comfort club maintenance plan for double the warranty and 15% off repairs , including today. Homeowners declined at time of service.

Performed ac cooling maintenance on 2013 Carrier split system. Changed 20x24 filter. Cleared condensation drain. Checked amps, volts, capacitor, refrigerant charge, and temperature split (20°). Honeywell 3000 thermostat working properly. Cleaned outdoor condenser coil. Cleaned our electrical compartment. Found compressor start amps above maximum rated start amps for this compressor, as over time motors work harder to get up and started as it’s the hardest point of the compressor cycle. Recommended having Hyde’s install a hard start kit to lower the starting amps, and assist the compressor on every startup, helping prolong the life of the compressor. Homeowner has noise issue that they said sounds like pts and pans banging somewhere behind wall near the upstairs furnace. I inspected attic and return area and didn’t see anything that could cause that sound from the air conditioner or heater. I wasn’t able to get to hear the noise. Sometimes they hear it if they bang in the wall lightly.

Honeywell 6000 and N100 thermostats working properly. Homeowner had concern over casita system’s condenser being noisy. After checking out casita system which has a 15+ year old r22 condenser with a first company ceiling air handler, I found the noise is the compressor motor and amps and capacitor are good, system nor overcharged. Recommended replacement with a ductless unit. Homeowner sparingly uses the casita and will hold out for now.

Found leaks (2) at evaporator coil in attic ADP. No warranty. Due to coil out of warranty and system almost 10 years old I recommended replacing full system if homeowner is looking for reliability and new warranties through Hyde’s. If just looking for fixing issue without replacement I recommended leak repair. Realized I got healthy climate and not perfect fit, called distributor and correct filters will be delivered to our warehouse by tomorrow (3/20). Cleaned out electrical compartments and checked wiring, capacitors, amps, volts, contactors. Also checked refrigerant charges. Found a weak condenser fan motor capacitor for unit #1H2F and dual run capacitor for casita unit #12BF. Recommended and replaced capacitors. Will contact homeowners tomorrow when filters arrive to coordinate filter replacement. Systems have filters either now. Systems are cooling properly at time of maintenance.

Found Lennox furnace in master closet attic that serves living room had failed blower motor and evaporator coil was completely iced up. Informed homeowner of findings and due to age and recent breakdowns and not even Summer yet that replacement of the full system is her best option. Her main concern is reliability and doing this motor repair does not promise it’ll work over summer, only the motor would be reliable. Upon arrival tenant informed me it was taking longer to reach thermostat setpoint (73°). I lowered setpoint to 70° and checked system our. Found 2016 split system with all loads operational low on refrigerant (r410a). Informed homeowner of my findings. Informed that we previously added 3 lbs on 2024 and so the system has a refrigerant leak. Also informed that the price for the refrigerant (r410a) has gone up significantly due to it being phased out in 2025 for a new refrigerant. Recommended either replace the system or have a refrigerant leak search performed by Hyde’s so we can determine source/location of leak and see if it’s repairable, or if partial replacement (evaporator coil) or full system replacement are the better options. Homeowner wanted system to be charged up properly and to send proposal for leak search. I added 3 lbs of r410a. System is now to manufacture specifications. 20° split. No warranty on refrigerant (r410a)

Venstar thermostat with dim display may be starting to lose some display beyond just dimming. Recommended replacement with a simple Honeywell thermostat similar to current one. I attached quotes for the 3-types of the Honeywell thermostat (programmable, non-programmable, and smart) and Ecobee (most popular smart thermostat).

Performed AC cooling maintenance on (2) 2015 American Standard split systems, straight cool condensers 2.5 ton and 4 ton. Replaced filters, living room pleated filter was still clean like new. Cleared condensation drains from attic (separate accesses). Venstar thermostats working properly. Cleaned out electrical compartments. Checked start and run capacitors, start and run amps, voltages, refrigerant charges and temperature splits. Found both systems to have TXV metering device issues. Bedroom system has restriction, and living room unit had an over feeding/txv stuck open issue. Tried testing the txv bulbs to see if pressures changed and didn’t see any change. Either the txv bulbs lost charge, or restriction is in coil for living room. Over feeding unit with stuck open txv may be able to run properly with TXV replacement but cannot guarantee how long the system will last before another major repair (refrigerant leak, compressor failure, circuit board failure, etc).
