Thor, son-in-law of Barry Hyde, is one of our installers and has worked for Hydes for four years. His favorite part of the job is that it’s hands-on and he gets to meet new people on a daily basis. When Thor is not installing new AC systems, he enjoys skateboarding and listening to music. Knew exactly when he was coming, discussed pros and cons of the different thermostats and installed the one we chose and cleaned up the dust and debris.

Thor was great today, and helped quickly resolve the issue of my air conditioner line being clogged. He quickly expressed it from the line outside as well as inside showed me pictures. He took and explained that he would put this in my notes for future service calls.

Through careful inspection Thor was able to determine that cool air delivery throughout the house was affected by coil, non tvx system. Very prompt assessment with suggestion for new unit given the age of our unit. Will meet with Mr. Hyde tomorrow to discuss a plan forward.
Spoke with homeowner about issue with txv, potential timeline etc. discussed replacement due to age , and recommended replacement to get modern system with good warranties. Homeowner is in Japan but wil try to sign emailed estimate for repair , if any issue he did give verbal confirmation on phone. Once estimate is signed can get part ordered and then once part is in our possession the office will reach out and schedule the repair. 1.5-2 hour job
For temporary fix since txv was sticking closed, I left the sensing bulb off the suction line so it wouldn’t close fully and ice up. But it stayed more open and didn’t allow a degree of subcool for txv, the txv needs a solid column of liquid refrigerant coming in to work properly, adjusted open and close multiple times to hopefully unstick it enough to make it to repair. Once refrigerant numbers were stabilized with bulb strapped back on suction line I now have subcool and liquid refrigerant feeding into txv. Numbers are staying stable enough. This is only temporary and txvs are specific components that are hard to replicate their function when they are sticking. The TXV’s role is too precise to tolerate inconsistent operation, and replacement of txv is the only dependable way to restore full, reliable performance.
Ecobee for master bedroom was blank due to popped 3 amp fuse in attic furnace. Found installers wired Y and C for condenser opposite at circuit board. Rewired properly and tested. System is cooling properly now. Thermostat display now on and working. Checked all other wiring, everything else is correct, and secure.
Lennox system shutting off on high pressure, found condenser fan motor capacitor (10uF) was swollen/failed. Replaced and tested system. 20 degree split. 87 inside home. Informed it will take awhile to get back down to temp. Recommended signing up for Hyde’s comfort club maintenance plan for great savings on todays call (and any future calls/work), double the warranty from 1-year to 2-years, and two precision tune up maintenance visits for heating season and cooling season. Homeowner declined maintenance plan.
Upon arrival system had all loads operational, indoor temp 85 and set for 79. Guaged up and found very obvious restriction that wasn’t apparent previous trips.!at a certain level of refrigerant loss and a certain amount of restriction the symptoms appear identical. This time it was more drastic and easy to diagnose, subcool was to design at 10 but evaporator coil pressure was very low at 68. Opened up coil and it was partially frozen starting at metering device . Let system melt , only took a couple minutes, and warmed sending bulb in warm water and refrigerant numbers adjusted greatly. It’s a Temporery fix as it will most likely get stuck again but I ordered the txv from Howard and will get with homeowner and office when it comes in so we can schedule repair. 1.5 hour repair , no charge per management.
Main reason for call was noise related. Homeowner has done a lot of renovations on home. Custom registers, rectangular ducting, no access. (2) Floor returns. 90% Goodman furnace in outside closet, ECM blower motor. TESP of 1.77”wc. Doesn’t look possible to add more return. Fan has speeds for first and second stage cooling. Circuit board led wont allow to change cooling fan speed (speeds go from 1-9) Currently running at fan speed 9 (max speed) and can hear airflow very pronounced . He would like a quote to finish off adding ducting to the master suite. Pictures attached. Will have to get with Management/Supervisor to get a proper quote for work done. Will find out the info from Goodman about fan speeds and what each speed corresponds to for adjusting. Want to lower static, and noise but keep system cooling properly for the +110°F days.
Was informed by homeowner friend that kitchen area and garage area were the systems they noticed were running warmer than usual. Upon arrival she stated that garage unit seems to be cooling normally again, unit is a daikan ductless unit. Checked unit and getting proper split of 22 degrees. All loads operational. Cleaned condenser coils as courtesy since they had a gardener blow leaves and debris into condensers. Ductless for garage is cooling properly. Second system had to test other thermostats off until I confirmed I’m working on correct condenser ,Faus in garage are labeled properly. Serial -#4613 has all loads operational, checked refrigerant charge with gauges and took temp split. Current ambient is 99, getting 20 degree split, pressures indicate a restriction: high/normal subcool, high superheat and very warm suction line around 75. Checked evaporator superheat at garage and alt was 61, superheat or 23. Opened up evaporator coil and tested TXV metering device. After warming up bu
Bedroom 2023 Carrier serial #1129 FAU, condenser labeled . Unit has frozen solid coil and compressor as well. Quoted $125 for de-icing. Homeowner would rather tech returns later after coil melts on its own. Will be back sometime between 3-6pm to finish diagnosis. Office notes. 4:56pm I returned and confirmed system has no more ice at indoor or outdoor units. Made sure everything looked good to turn on. Turned on system and all loads operational. Let system run for about 15 minutes and stabilize. Refrigerant numbers were great, right to manufacture specifications. Only other way for ice is airflow. Refrigerant numbers looked good and no indication of low airflow, Vsat corresponded to return air of around 80, nothing close to freezing. Homeowner just changed filters today, did see airflow direction was backwards, he informs the previous ones were good. Based off all findings I’m concluding that system froze from the previous filter and long run time. Other system set for 77 and reading
Homeowners have 2 ecobee thermostats and 2 room sensors. Back bedrooms and office weren’t cooling as well as rest of home. Changed room sensors so both are on bedroom unit now. Made sure both thermostats are configured as simple operation as possible per homeowner request. Took temp split and found bedrooms was blowing out room temp air. Found # G35F system had swollen/failed dual run capacitor. Replaced 40/5 cap and tested. System is now cooling well with 20°F split. Recommended signing back up in Hyde’s bronze comfort club for savings on todays call, home is for sale and they will advise for now.
Replaced Honeywell T6 for living room area, thermostat on wall by kitchen. Labeled thermostat Master 2. Installed Ecobee Lite. Installed with backplate and leveled backplate. Legacy wiring. Connected to WiFi and connected to homeowner app. 2-year warranty. Paid by check
Found living room unit with a restriction, subcool a bit high, low temp split. Homeowner signed estimate. Howard is locating part and will get repair scheduled as soon as part comes in. Part is ordered already. After diagnosis, homeowner was showing me how back bedroom has high airflow on startup and noticed it was up to 87 in the guest room on the Honeywell 8000 thermostat. Found outdoor unit off, and indoor unit showing fan and not matching up with modes. Checked installer settings and it got reverted to heat pump from gas heat. Recommissioned system and cycled off power to system. After resetting it , unit is now cooling properly with 22 split and thermostat already down to 83.
Was able to connect app with kumo cloud without tech support. Got access to manuals. Connected and tested from phone app. Also replaced 1050 for Great Room. Connected to app and removed old thermostat off app
HVAC Repairs: Cleared debris and buildup from the HVAC compressor’s inlet, restoring system efficiency and extending compressor lifespan.
Found Lennox condenser had swollen/failed 45/5 dual run capacitor. Replaced capacitor and tested. All loads operational now. 21 degree temperature split. Motor amps are good. System is cooling properly now. Debriefed with Ronnie per notes. 2-year warranty.
Spoke with homeowner, informed that manager from AC Pro stated warranty is only acknowledged for original owner with original invoice. She would like quotes for compressor replacement and full system replacement. System services bedrooms. Will get estimates sent over. 2:40pm spoke with Mr. Grieve and landed on replacement of condenser as best option for getting repair done soonest, better warranty than replacing compressor only, and not having to spend extra on furnace and evaporator coil, homeowner bought furnace new recently, Goodman gas furnace.
Performed cooling maintenance on 2021 American standard silver split heat pump. Cleaned washable filter at backyard closet air handler. Cleared condensation drain. Cleaned out electrical compartment. Cleaned condenser coil. Checked amps, volts, capacitor, refrigerant charge and temperature split (22). System is cooling properly at time of service. Notes.
Performed cooling maintenance on (2) split systems. 2014 trane micro channel, and 2009 Payne. Changed filter and cleaned washable filter. Cleaned out electrical compartments. Cleaned condenser coils. Emerson and adt thermostats working properly. Checks amps, volts, refrigerant charges and temperature splits. Found 2009 Payne had weak compressor capacitor and needed some refrigerant. Replaced capacitor and added 1 lb of r410a. Systems pulling over max rated start amps (LRA), recommended hard start kits to assist compressors on startup, prolonging their life. Systems are cooling properly at time of service.
Homeowner wanted ducting looked at as she keeps system at 82 cause it seems to never get below that. Inspected ductwork and checked out split system. Older ducting but flex style , bedroom runs in back are down to inner layer. System is 1987 and holds just under 10 lbs of r22. Informed homeowner that due to age and that it uses r22 refrigerant they system replacement should be done before replacing ductwork for best results. I recommended full system replacement because any type of refrigerant repair is not worth it for this system and it’s throwing money away and is on borrowed time. Can do ducting at same time or after system replacement but that should be priority. Informed we do financing. Will get estimates sent over for system replacement.
2019/2018 AC PRO condenser had condenser fan running but not compressor, no amp draw. 45/5 capacitor reading good at 46.4/4.97. 240v present. All wiring is correct, tight and secure, and undamaged . Standing pressure 300, voltage going through contactor so not high or low pressure limits. Windings not grounded and ohmed out properly. Can hear it trying to turn on and seeing current 78amps . Tried hard start kit and same issue. Not overheated and in circuit. Bad compressor . Homeowners working on finding invoice. Will contact ac pro tomorrow to get info on warranty and availability.
Office see notes. Homeowner stated living room thermostat (Honeywell 8000) which controls the equipment (other 2 focus 6000 tstats only for dampers) is set for 79 but cooling and indoor temp getting to 77. Verified no wires touching , I separated all wiring from thermostat and zone panel and checked for continuity and ohmed wires. Replaced thermostat and setup scheduling, homeowner only wants a scheduling thermostat, similar to previous. Schedule is setup for wake up at 7 am at 78 degrees then at night at 10pm goes to 79 degrees. Wanted to verify when he sees thermostat for living room at 77 and set for 79 and he hears system running if it’s fan or if system is cooling, they said thermostat is cooling with cool on and cold air coming in from registers.
Homeowner stated it was working well and then lost remote so got a new universal remote and said it turns on but only blows warm air. System had overcurrent protection. Reset power, cleaned off circuit board and outdoor coil. Tightened all wires and connections. After some time off I restarted power and tested system, system is cooling properly now.
Installed condensation pump, wired in series with float switch. Connected tubing to copper for drain out where water heater drains. Tested pump and filled it, it emptied properly. 2-year warranty
Upon arrival found system with all loads operational. Gauged up and found pressures low, no ice visible but very cold suction line. Opened up evaporator coil in garage and found it covered in solid ice. De-iced unit without running heat as it was blocking airflow . After de-icing I checked refrigerant charge and it was low, added 2 lbs and system is cooling properly now, numbers indicate it shouldn’t ice up. Upon arrival ecobee thermostat was set for 69 I informed tenants that’s too low and to keep no lower than the low 70’s. Tenant stated filter was replaced before I got there but my guess is it was dirty or restricted as that’s usually how a solid block of ice happens. Homeowner aware of refrigerant possibly being leak and will check charge again for upcoming maintenance and can go forward with next step then.
Had homeowner download comfort app by kumo/mitsubishi. Then had him create account. Thad some issue finding proper network password, app doesn’t confirm whether it connects or if it’s even 2.4hz. Entered password then app has you try to connect to indoor unit via Bluetooth. From here tried 4x and it would not connect to kumo/indoor unit. Tried rebooting, same result. Tech support closes at 5pm pacific. Will be returning tomorrow between 1-4 to reach out to tech support. May need to bring spare kumo cloud device.
Found 2019 American standard for living room #2P2F had frozen evaporator coil. Found very dirty/restricted pleated 16x25 filter at garage upflow. Turned off condenser and de-iced evaporator coil. Once I confirmed all ice was melted. Tested system. System cooling properly now. 20 degree split. Signed up on Hyde’s annual maintenance plan.
