Upon arrival found that there was a breaker that would not reset at the panel ,in the master bedroom had to troubleshoot after opening up multiple switch boxes and four plugs found a plug that was wired incorrectly, repositioned the wires, and all was restored
Perform a heating maintenance on two split system units both upflow check sequence of operations, by checking out all electrical and temperature rise for both units. Bedroom unit located in closet found low blower motor run capacitor. Explain and recommended replacing run capacitor. Client agreed after replacing at this time both units are heating up the house properly. Finish maintenance by changing out filters from FAU and blowing out condensation lines.

Client stated before arrival thermostat would not kick anything on, screen stuck on cooling mode even though Tstat was set to heat. Upon arrival client stated Tstat was operational and everything started to cycle like normal. Inspected and secured all low voltage wiring. Tested and cycled system. Everything is working properly at this time of service.

Found water lines closed and then opened them up. System is heating. Tenant did mention there was a water issue when moving in and will not be using heat. Left lines closed for now. At this time, all is within manufacture, specifications, and both systems are heating up the house properly. Upon arrival, client had concerns about the way the downstairs unit is draining. Downstairs unit is connected to white water pump and leads to the outside. Client does not like the way the outside waterline is set took pictures. Client is going to call office to get an estimate to rerun downstairs unit condensation line. already took pictures of everything just wants an estimate at this time.

Will install complete new flex supply air duct from right above furnace off end cap for maximum airflow. Install 12’ flex 25ft then break off to 12/10/9 ty. 9’ will feed kitchen and bathroom. 10” will run to new room and cut in new supply air can. Need 12/10/9 ty 9/5/5 ty, 12” start collar, 12,5,10”- flex. 14/8/10’ supply can, 14/8 supply air register.. will need to cut drywall in Attic to allow access to cut in supply air from end cap and seal with spray foam.

2007 FAU Preformed a semi annual heating service on Goodman split system. Clear condensation line and replaced 16 x 25 filter located within the furnace/hallway, mechanical closet. Cycle equipment followed heating sequence of operation into motor, gas, pressure, flame sensor, blower motor, capacitor, amp and voltage. Check for carbon monoxide throughout the house/nothing detected.
