Upon arrival found that there was a breaker that would not reset at the panel ,in the master bedroom had to troubleshoot after opening up multiple switch boxes and four plugs found a plug that was wired incorrectly, repositioned the wires, and all was restored

Perform a heating maintenance on two split system units both upflow check sequence of operations, by checking out all electrical and temperature rise for both units. Bedroom unit located in closet found low blower motor run capacitor. Explain and recommended replacing run capacitor. Client agreed after replacing at this time both units are heating up the house properly. Finish maintenance by changing out filters from FAU and blowing out condensation lines.

Client stated before arrival thermostat would not kick anything on, screen stuck on cooling mode even though Tstat was set to heat. Upon arrival client stated Tstat was operational and everything started to cycle like normal. Inspected and secured all low voltage wiring. Tested and cycled system. Everything is working properly at this time of service.

Performed heating maintenance on 2016 American standard platinum split system. Furnace is located in inside closet, filter is washable and located within furnace cabinet. Washed filter, cleared condensation line at FAU, verified proper sequence of heating operation,Checked Volts and amps, checked capacitor for inducer draft motor, verified static/gas pressures and temperature rise and cycled equipment. Recommended installed and tested water safety switch to prevent any water damage to electrical components and two home due to water overflow from backed up condensation line, added riser to allow safety switch to operate properly. System is within manufacturer specifications, and Heating operating properly at this time of service.

Found water lines closed and then opened them up. System is heating. Tenant did mention there was a water issue when moving in and will not be using heat. Left lines closed for now. Also changed 16x20 filter located inside air unit. Cleared condensation lines. Verified voltages and amps. System is operational at this time.

At this time, all is within manufacture, specifications, and both systems are heating up the house properly. Upon arrival, client had concerns about the way the downstairs unit is draining. Downstairs unit is connected to white water pump and leads to the outside. Client does not like the way the outside waterline is set took pictures. Client is going to call office to get an estimate to rerun downstairs unit condensation line. already took pictures of everything just wants an estimate at this time.

Will remove existing 8/5/5 flex duct coming from chase to kitchen and bathroom and cap and seal. Will install complete new flex supply air duct from right above furnace off end cap for maximum airflow. Install 12’ flex 25ft then break off to 12/10/9 ty. 9’ will feed kitchen and bathroom. 10” will run to new room and cut in new supply air can. Need 12/10/9 ty 9/5/5 ty, 12” start collar, 12,5,10”- flex. 14/8/10’ supply can, 14/8 supply air register.. will need to cut drywall in Attic to allow access to cut in supply air from end cap and seal with spray foam.
