Returned for casita issue. Opened evaporator coil and preformed leak search. Used ultra sonic leak detector as well as DR58. Found no signs of oil. Leak detectors didn’t pick up any leak. Added two pounds of r410a. System is properly running. Advised we will monitor system.

Heat pump estimates.

Executed a cooling maintenance on two split systems (technician notes). Replaced filters, cleared condensate drain line and washed condenser coils. Capacitors – good. Running and starting amperage measured within manufacturer specifications on all motors. Refrigerant circuit diagnostic – good. Client renewed club membership - paid via C.C. System is cooling the home at the time of maintenance.

Comfort ac service on two 2004 r22 split systems and 2022 Goodman heat pump. . Fau located inside attic, condensers on west side of home. Replaced filters, flushed condensation line and washed coils. Washed ductless unit and filter. Checked all ac components and refrigerant levels. Found bedroom systems refrigerant showing over charged. Found living area systems refrigerant levels showing restriction. Found casita low on refrigerant. Advised client on issues. Sent over leak search estimate. Mike to follow up with replacement estimates. Also found living area thermostat showing white lines. Advised on bad thermostat. Signed up on yearly agreement.

Took temperature split and getting a 23 degree split indicating refrigerant levels are proper. The system is a 2013 Rheem model located in the hallway and outside on the ground. The system checked out operational and within manufactures specifications at the time of the service.

Upon arrival client stated one time for five minutes an alarm went off in attic. Checked attic and found an alarm speaker in attic. Advised client that was most likely what went off. Advised has nothing to do with hvac. Sent over video

As shown in pictures at this time, system is pulling down the house properly refrigeration levels are still holding. From last time we added a refrigerant and system is still cooling down the house properly.

Performed a cooling maintenance on a 2023 American Standard split system unit. Check sequence of operations by checking out all electrical and refrigeration levels at this time. System is going down the house properly and is working within manufacturers medication finish maintenance by washing down outdoor unit and by changing out filter located by FAU also cleared out condensation line.

2011/ 3.5 ton Preform a semi annual cooling service on American standard split system. Cleared condensation line, tested water pump, tested water, safety switch, rinsed, washable filter located within the furnace/hallway, mechanical closet. Cycled equipment follow the cooling sequence of operation checked refrigerant/temperature split, checked capacitor, hard start, fan motor, compressor, amps and voltage. Secured and clean electrical connections at condenser and fuse box. Ecobee thermostat checked out OK. Rinsed condenser coil. Cooling equipment checked out operational at this visit.

Came to property for a loss of power to outlet on back patio. Discovered backstabbed connections to outlet in main bedroom. Replaced outlet and terminated wires using pig tail method. Restored power to affected area. Will provide estimate for new outlets throughout home.

Performed annual AC maintenance on two York split systems and a Rheem split heat pump. Changed 16 x 25 and two 20 x 20 filter filters. Checked amps, volt, capacitor, and start kit also cleaned electric. Checked refrigerant levels, superheat, sub cool and temperature split. Cycled system from nest thermostat. Thermostats are operational. Cleaned condenser coil and cleared lines from outside terminations. Found all electrical components and refrigerator levels to be within manufactured specifications. All three systems are operating and cooling properly at service.

I Performed Maintenance on both the Cooling Systems. Also replaced a 20x25 and 14x24 Filters. The Main House Unit is a 5 Ton Carrier 2017 model located in the garage and outside on the ground. I also flushed both the condensate drains. The Guest Bedrooms System is a 2024 American Standard Heat Pump model located in the attic and outside on the ground. I found that the 5 ton Carrier unit dual run capacitor tested weak, as well as the outdoor condenser fan motor is leaking oil around the motor. I then found that the start up amps are rated for 109 and we are getting 117. Put together 3 options from client to choose from. Both Cooling Systems checked out operational at the time of the service.
