Performed annual cooling maintenance on a 2022 American Standard Silver 3.5ton unit. FAU located in attic. Client had replaced 20x30 filter prior to arrival. Left behind filter. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Thermostat checked out operational. System is working properly in cooling at this time of service.

Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Everything checked out in range. Thermostat checked out operational. System is working properly in cooling at this time of service

After Diagnostic found unit was very low on Freon only added 4 pounds to clients request numbers where showing slight restriction did advise client unit is up and cooling as of now recommended replacement unit has a leak

AC Repair: Replaced a blocked air filter, improving system airflow and enhancing indoor air quality.

AC Repairs: Cleaned the blower fan, adjusted alignment, and replaced worn bearings for improved airflow and longevity.

Followed sequence of operations and checked voltage, amperage, 60/10 uF capacitors, temperature split, Freon levels, cleared condensation line, and rinsed condenser coils. Everything checked out in range. Thermostat checked out operational. Informed client of age and how it’s past life expectancy. System is working in cooling at this time of service.

Heating equipment checked out operational at this visit While performing maintenance found blower motor is pulling 11 A while running system has high static pressure. 2021/ 3 ton Semi annual heating service due to ambient temperature checked system in cooling mode Performed a semi annual cooling service on American standard split heat/POV. Cycled equipment followed, cooling sequences of operation checked refrigerant/temperature split checked capacitor, found motor, compressor, amps and voltage. Thermostat checked out OK. Cleared condensation line. Replaced 16 x 25 filter located within the air handler/hallway, mechanical closet. Rinsed condenser coil. System checked out operational at this visit

HVAC Repairs: A homeowner’s furnace was shutting off unexpectedly. I cleared a clogged condensate drain, preventing water buildup and system shutdowns.

System was diagnosed incorrectly after changing TXV and filter dryer system would continue to pump itself down in cool mode

2022/pov 5 ton Performed a semi annual cooling service on American Standard split heat/POV. Replaced 20 x 30 filter/ceiling. Upon arrival, client informed me that he turned air conditioner on and system was having a hard time, reaching desired temperature. With further investigation found compressor pumping itself down on cooling mode, when system is on heat, everything is working fine. Will order TXV and filter dryer, then contact client for repair date Also rinse condenser and cleared condensation line from outside

Preformed a semiannual heating service on split system. Cleared condensation line and Replace 16 x 25 filter located with the furnace/ garage upflow. Cycle equipment followed, heating sequence of operation checked inducer fan motor, blower motor, capacitor, amps and voltage. Secured and clean electrical connections, cleaned out burners, furnace and platform. Thermostat checked out OK. Replaced thermostat also found furnace unplugged. Tested operation and equipment is working properly

Two outlets for the FAU’s had arc marks on them. I replaced both outlets. One of the outlets was wired incorrectly. Both units are now running but one of the thermostats does not turn on.

Found breakers for FAU’s tripped at panel reset breakers tested system outlets were smoking outlets have severe burn marks from before shut off breakers. Determine that these outlets are unsafe. Recommend electrical department to come out, evaluate and or replace outlets.
