2013/ 5 ton Performed a semi annual cooling service on American standard split system. Client had just replaced his filter, left 14 x 30 filter replacement. Cycled equipment followed, cooling sequence of operation checked refrigerant, subcool, superheat, line temp, and temperature split. Check capacitor, fan motor, compressor, and voltage. Thermostat and second stage cooling checked out OK. Cleared condensation line from outside. Rinse condenser coil. Equipment is cooling at this time While performing maintenance found oil marks on condenser fan motor also found that condenser fan motor is operating above max amps and it’s starting to stick. Spoke with homeowner on findings and highly recommended replacing condenser fan motor to prevent system breakdown during the middle of summer Attached is a estimate for condenser fan motor replacement.

Performed cooling maintenance on 2019 Trane 5-ton split system. Homeowner just changed 20x30 ceiling filter. Tempstar thermostat working properly. Cleared condensation drains from attic. Capped secondary, recommended adding a water overflow float switch and water pan as current one was old smaller pan left over from system replacement as it had the old pvc connections on it. These will help prevent significant water damage if drains backup in attic . Checked amps, volts, capacitors, refrigerant charge and temp split. Found system cooling the home well but refrigerant numbers indicate low on charge and warm suction line and low subcool could lead to system overheating. Recommended and signed up on Hyde’s maintenance plan and added 1 lbs of refrigerant. System is cooling properly now. Sending quotes for float switch and water pan. Will follow up with quotes for ducting replacement versus repair/sealing. Recommended looking at full system duct replacement into fall/winter for promotions.

Two 2010/ 2.5 ton Performed a semi annual cooling service on two American Standard rooftop package units. Replaced lake standard filters throughout the house. While performing maintenance found that living room unit had a weak capacitor informed client of findings recommended replacing capacitor Client approved, replaced 40/5uF capacitor, and tested system operations Both units are now operating properly and within limits Informed client that bedroom unit has a small vibration going on with condenser fan motor, amps are within range, noise does not bother client they cannot hear it from inside their home.

We will be doing a panel tuneup on a 200 amp panel replacing all breakers except for the main which is the 200 amp main we also will be adding a surge protector to the system and also we will be relabeling the panel

Upon further inspection, we also identified that the humidifier was functioning without any significant issues. However, there was no low voltage detected on terminals Y1 and Y2 at the condenser, which resulted in the unit being non-operational. We implemented a temporary repair to restore functionality and have prepared a quotation for the installation of new low voltage wiring to ensure sustained operation.
