The service included the installation of two 3-ton Bosch 18 SEER heat pump package units. This installation was performed with great attention to detail to ensure optimal performance and longevity of the units. We installed (2) 3ton Bosch units. Customer paid by check.

Preform a cooling maintenance on a Lennox condenser, condenser located on right side of home, filter, located into the filter rack, FAU located in garage, change filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for Freon level everything within range, also clear out dust from electrical compound in area, and rinsed condenser coil. System working with the specification in cooling at the time of maintenance.

Found capacitor was completely dead got approval from property from property manager and replaced. System is now cooling properly at this time.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 and 10x10 Filters. The system is a 2014 model located on the ground. I found that the start kit tested no good. I recommended and installed new start kit and tested the system. Client also advised about knocking noise, one of the prior techs had recommended replacing the condenser fan motor, advised client that knocking noise could be the bearings on the fan motor. Advised that the motor may need to be replaced at some point. Fan motor is rated for 1.3 amps and I am getting 1.2 amps. The system checked out operational and within manufactures specifications at the time of the service.

Performed a cooling maintenance on a split system unit. Check sequence of operations by checking out all electrical and refrigeration levels as shown in pictures at this time all is within range and system is cooling down the house properly cleaned out condensation line and changed the filter from FAU finish maintenance by washing down condenser unit outside.

Came to property to hang light fixture. Verified that cover plate was only to cover hole and not a junction box. Advised customer of the situation and she agreed that there is nothing to do.

Upon arrival thermostat set for 70, reading 79. Blower motor running, rooftop contactor engaged, no power. Found breaker off . Reset power no condenser turned on, was noisy as walking up then smooth. Gauged up and numbers looked good. Higher than normal vsat, indoor was pretty warm for 80. 20 degree split. Subcool, superheat, and line temperatures were good. Not sure if reversing valve issue. Will monitor issue, can schedule maintenance in a month or so to make sure everything is working properly and stabilized.

Comfort ac service on two 2017 American standard trains packaged units. Replaced lakes filter, flushed condensation lines and washed condenser coils. Checked all ac components and temperature split. Went over focus 6000 thermostat.

Performed cooling maintenance on 2021 American Standard split POV system. Air handler is located in garage, filter is located within filter rack, 16 x 25. Changed out filter, cleared the condensation line at Jones valve, cleared all electrical components of dust and debris, verified property operation, checked volts and amps, checked, capacitors, checked rectifier Second stage cooling. Verified refrigerant levels and line temperatures and took temperature split and cycled system. Thermostat checked out OK, washed condensing coil. System is within manufacturers specifications and cooling and operating properly at this time of service.

Low voltage not wired properly. No y1 signal orange wire being used inside and yellow on roof. Found spice inside plenums and orange is not connected on each system. Wired y1 and good to go on each system.

Performed cooling maintenance on American Standard platinum split system. Furnace is located in attic, changed out 20 x 30 filter located in ceiling, cleared all electrical components of dust and debris, verified proper sequence of operation, cleared condensation line throughout outside termination and washed condensing coil. Thermostat checked out OK. System is within manufacturers, specifications and cooling and operating properly at this time of service.

Executed a cooling maintenance on a package unit (technician notes). Washed coil and replaced filter. Electrical components and motor function according to manufacturer specifications. Refrigerant circuit diagnostic – good. Thermostat – OK. Left comfort club brochure with client. System is cooling the home at the time of maintenance.
