Changed out 14 x 24 filter located in ceiling, cleared all electrical components of dust and debris, verified proper sequence of heating operation, checked volts, and amps, checked capacitor for inducer draft motor, verified static/gas pressures and temperature rise and cycled equipment. Removed scheduled that was on nest thermostat, client stated having problems with the thermostat, not turning on, did not find any issues with equipment or thermostat at this time system is within manufacturers specifications, and Heating and operating properly at this time of service.

Repaired hanging fixture in kitchen. Replaced switch in kitchen. Replaced dimmer in bathroom.

We are going to on installing circuit board due to parts for equipment being obsolete. I will get with management and supply house to put together an estimate for system replacement.

Performed annual heating maintenance on 1 2023 Goodman package unit and 2010 American standard package unit. Changed filters, cleared condensation lines. Cycled systems in heating, verified sequence of operation, check temperature rise. Verified furnace safety’s operational. Found Goodman unit had gas valve turned off(again) and client was not reiciving heat because of this. Turned gas valve on and performed maintenance. Systems are heating properly at this time.

Upon arrival, found thermostat calling for heat, but nothing was happening Went up to package unit and found system on a hard lockout Reboot it system, and then found that unit attempted to light up about four times and then on the fifth attempt burners came on , increase IWC at gas valve, low high pitched noise coming from gas but not too bad. Informed client system attempted to turn itself ON (flames) multiple times until it locked itself out, increased gas pressure tested system multiple times and flames lit up at the first attempt. Equipment is now heating properly
