2022/ 5 ton Preformed a semi annual cooling service on American standard split system. Cleared condensation line with high pressure C02, tested water, safety switch, and rinsed washable filter located within the furnace/indoor mechanical closet. Nest thermostat checked out OK. Cycled equipment followed, cooling sequence of operation, checked capacitor, fan motor, compressor, amps and voltage. Secured and clean electrical connections at condenser and fuse box. Checked refrigerant/temperature split Rinsed condenser. Cooling equipment checked out operational at this visit
Two 2004/ 4 and 3 ton Performed a semi annual cooling service on two split systems. Replaced filter filters throughout the house and one located at furnace/outdoor mechanical closet. Cycle equipment followed, cooling sequence of operation checked capacitor, hard start, fan water, compressor, amps and voltage. Cleared both condensation lines from outside. Secured and clean electrical connections at condenser and fuse box. Both thermostats checked out OK. Rinsed condenser coils. Both systems are working at this time While performing maintenance noticed a large oil stain for living room condenser, temperature split checked out fine at this time, did inform client condenser has a possible refrigerant leak. Possible refrigerant leak Equipment is R22. 21 years old
Installation of compressor. After install cycled system and compressor wouldn’t pump at all. Found bad compressor out of the box. Advised client on issue. Advised will call to see if we can get another compressor.
Performed annual heating maintenance on 2) 2023 American Standard Gold heat pumps. 2) FAUs located in garage. Replaced 2) 20x25 filters located in filter racks and cleared condensation lines from jones valves. Followed sequence of operations and checked voltage, amperage, capacitors, temperature rise, Freon levels, and checked pov for proper setup. Cycled system in cooling and assured system switches. Followed sequence of operations and checked inducer fan motor, blower motor amps and voltage, checked resistance across all safety and limit switches. Cleaned out burners furnace. Verified heating sequence of operations is working properly. Checked temperature rise. Cleared condensation lines from FAU. Thermostat checked out operational. System is working properly in heating at this time of service.
2015/ ton. 2017/ 4 ton Preformed a semi annual cooling service on two split systems. Replaced two 20x30 filters/ ceiling. Cycled equipment followed cooling sequence of operations checked capacitor, fan motor, compressor, amps and voltage. Clear condensation lines from outside. Thermostat checked out OK. Checked refrigerant/temperature split. Rinsed condenser coils. Both system systems checked out operational at this visit. Upon arrival, client informed me that one of the furnaces was not producing heat, checked previous history and found that previous tech had recommended replacing gas valve, set system to heat, but nothing came out and furnace went on lockout, went up to furnace and reset system. Client signed and approved to get Gael replaced will order from Howard’s and then have office follow up with client as soon as we get part.

Removed nest schedule and nest sense auto schedule. Advised on age and life expectancy. Went over winter time specials. Water heaters are 1997. Client interested in humidifiers, sent over estimates.

Washed ductless filters. Recommended whole house surge protection, sent estimate. Went over heat pump systems, winter time specials and tax credits for platinum system.

Cleared drain lines from attic, note equipment does not have secondary water safety pan to prevent damage if drain lines or coils were to leak water which can cause damage to home. Recommend water safety pans with water safety switches. Verified heating sequence of operation is operational, inducer motor makes buzzing noise which is do to past life expectancy and poor condition. Verified sequence of operation in heating is working properly according to manufacturer specifications. Verified all motor amps are in range and within specifications. Ductwork in good condition sealed and connected properly. Upon arrival client stated they set bedroom thermostat for cooling but it displayed “safety delay 1min” for hours and the heater would not turn off. Rebooted wyze thermostat. Heater turned off. Assured proper connections and no wires touching at Tstat. Cycled cooling and checked temperature split, freon levels, voltage and amperage. Everything checked out in range. System is properly cooling at this time of service. Bedroom unit S#BJ4F.
I Performed Maintenance on the Heating System. Also replaced a 20x25 filter. The system is a 2020 Heat Pump model located in the outside closet and outside on the ground. I also flushed the condensate drain. I advised client about our electrical services and advised client on having a complimentary electrical inspection. Client also mentioned that he has a breaker that he has to reset when it rains. Advised client that we could have an electrician come out and check out issue and do electrical inspection. Office to call on Monday to schedule with client. The system checked out operational at the time of the service.
Called client and informed Hyde’s does not work on water sourced heat pumps/chillers. Client needs to call the property maintenance technician to inspect equipment and issues.
Phone call advised over the phone and verified stove does have power and client understands stove is unrelated to work done today. She will contact appliance company who recently installed stove.

Our technician arrived on time. He was able to diagnose the electrical problem and had it fixed in a few minutes.
He checked the work that was done previously , installing a new heat pump and water heater. When the City of Rancho Mirage showed up a couple of hours later, they found some additional work that needs to be done. I have the City's report to give to whoever comes to complete the work. Then the City will need to come back to check again!
